POSITION SUMMARY:Plan, coordinate, direct and supervise personnel, subcontractors and vendors ensuring they complete work on time and within budget for multiple small to multi-million dollar projects with safety, quality, and integrity and client satisfaction.The Project Manager, under minimal supervision, is responsible for the scheduling of engineers, installers, technicians, subcontractors and providing the customer with continual updates and time frames on projects and service.REQUIREMENTS:
10 years of Commercial HVAC experience in building automation and energy services preferred
5 years of relevant experience managing building automation projects
Experience using building automation systems
Strong financial and project scheduling acumen
Strong project coordination and scheduling acumen
Must possess a valid driver’s license and currently maintain a safe driving record as required by the company’s insurance provider
Regular and punctual attendance
ESSENTIAL DUTIES AND RESPONSIBILITIES:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other duties may be assigned.
Performs job walks with sales, prior to bidding retrofit projects
Holds weekly PAR (Performance and review) meetings with Operations Manager to review overall portfolio management and margins
Signs off on pre-bid reviews with sales and management to ensure adequate material and labor hours are covered
Schedules project turnover from the office to the field, track backlog and manpower plans
Pursues change orders to projects based on contract document discrepancies and impact to project schedules
Develops and maintains/monitors Project Schedule, and notifies management/contract parties of project deviation and recovery
Monitors project financials on a weekly basis and develops recovery steps in areas of slippage
Schedules installers, subcontractors and technicians, based on job site conditions/progress and move manpower accordingly to keep crews “right sized”. Works with dispatch to maintain schedules of field team members
Attends and conducts project turn overs and project meetings and job walks to monitor progress
Monitors all project documentation from field teams, to ensure policies are adhered to
Completes close-out documentation, in accordance with project requirements/HMS requirements
Ensures field teams are complying with posted safety standards and has adequate safety equipment
Mentors and develops Controls Technicians & Installers on HVAC equipment and control concepts
Performs quarterly goal and annual reviews to field team members
Assists management with employee staffing requirements
Establishes and monitors guidelines to determine field labor requirements. Recommends changes to requirements based on annual operating plan and performance against plan
Understands purchase requirements
Directs and monitors staff in the preparation of requisitions in a timely manner for materials, equipment, subcontracts
Demonstrates ability to accurately determine job priorities by scheduling personnel and materials with the dispatcher
Regularly monitors billings and takes action to assure maximum cash flow
Trains, directs, and evaluates staff in the proper, accurate, and timely completion of all paperwork

Able to perform work while in varying physical positions, such as lying on side, in a kneeling position, while standing on a ladder
Able to access rooftop units and work at heights and in some cases tight or enclosed spaces
Able to wear a respirator if conditions require; may have exposure to potentially harmful chemicals or materials
Able to crawl for a distance of 200 feet
Able to stoop, crouch or kneel for up to 10 minutes at a time
Vision: Correctable to 20/20 with no color blindness
Hearing: Correctable to normal range
Compensation: Starting pay is $105,000-$120,000 annually.
