We’re focused on building a team that values excellence, making a meaningful impact on our schools and community.POSITION DESCRIPTION:The Maintenance Technician – HVAC & Building Automation Systems is responsible for the inspection, repair, and preventive maintenance of commercial refrigeration, heating, ventilation, and air conditioning (HVAC) systems, with a strong emphasis on modern building automation systems (BAS). This position will focus on sophisticated equipment and controls, including Daikin, Trane, Mitsubishi, Carrier, and Niagara-5 BAS platforms, to ensure optimal climate control and energy efficiency throughout district facilities. This role requires enhanced qualifications beyond the standard maintenance technician, including in-depth knowledge of HVAC controls, BAS software, IT-related troubleshooting, and system optimization to meet operational needs.WHAT YOU WILL DO:HVAC & BAS Primary ResponsibilitiesTroubleshoot, and maintain commercial HVAC systems and components, including condensers, evaporators, water cooling towers, motors, and air handling units.Configure, program, and optimize Building Automation Systems (Niagara-5, Trane, Daikin, Mitsubishi, Carrier, etc.) to achieve consistent climate control, energy savings, and operational efficiency.Set up BAS communications for operational notifications, alarms, and data collection.Work within BAS software platforms to monitor performance, adjust settings, and diagnose faults remotely and on-site.Collaborate with IT and facilities staff to ensure BAS network connectivity, security, and integration with district systems.Conduct preventive maintenance, including filter changes, coil cleaning, belt replacement, and refrigerant checks.Recommend and implement upgrades to improve system reliability and energy performance.General Maintenance DutiesPerform skilled and semi-skilled maintenance, including basic carpentry, plumbing, electrical, and painting tasks.Repair or replace ceiling tiles, doors, windows, locks, and glass.Move and transport furniture, books, supplies, and discarded materials between facilities.Clean gutters, storm drains, and roof drains.Assist with tool and equipment repairs and light construction projects (e.g., ramps, shelving).Electrical, Plumbing & Related WorkReplace lighting fixtures, ballasts, and circuit breakers.Repair plumbing fixtures, commodes, sinks, water heaters, and clear clogged lines.Understand and safely perform basic electrical troubleshooting.Assist in inspection, maintenance, and repair of refrigeration and ventilation systems.Additional FunctionsMaintain the appearance, security, and safe operation of assigned district service vehicles.Adhere to all safety standards and housekeeping protocols.Perform other related duties as assigned.QUALIFICATIONS:High school diploma or GED required.Three to five years of commercial building maintenance experience preferred, with emphasis on HVAC and controls.An equivalent combination of education, training, and experience will be considered.Valid Tennessee driver’s license required.Certifications in HVAC systems and/or BAS platforms (e.g., Niagara-5) preferred.DEMONSTRATED KNOWLEDGE AND ABILITIES:Expert knowledge of commercial HVAC systems, BAS programming, and controls optimization.Strong IT-related skills for BAS network configuration, system communication setup, and troubleshooting.Familiarity with safety regulations, and preventive maintenance principles.Ability to operate maintenance tools and equipment (hand tools, ladders, lifts, propane torch, hydraulic jack, etc.).Ability to work at heights and in confined spaces.Strong problem-solving skills, including diagnosing complex HVAC and controls issues.Proficient in smart device use, email, internet-based research, and facility management software.Effective communication skills with supervisors, peers, and school staff.Ability to establish cooperative working relationships across the district.PHYSICAL DEMANDS/ENVIRONMENTAL FACTORS:Work is performed in indoor and outdoor environments, sometimes in extreme temperatures.May require lifting heavy objects and working in tight or elevated spaces.On-call availability for emergencies (rare but possible).Frequent sitting and standing; occasional bending/stooping, pushing/pulling and twistingWork with frequent interruptionsEqual Opportunity Employer Statement Franklin Special District (FSD) is an equal opportunity employer committed to fostering a diverse, inclusive, and respectful workplace.
