You'll be the friendly face that sets the tone for the property while also being a vigilant presence, ensuring the safety and success of daily operations.ESSENTIAL FUNCTIONS AND RESPONSIBILITIES: NOTE: Goodman Realty Group may unilaterally change the requirements of this job description at any time. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. These include, but are not limited to, the following:Main Duties:
  • Patrol the property to identify and report any hazards, maintenance issues, or suspicious activity.
  • Serve as a reassuring and visible presence to deter disruptions and promote safety.
  • Respond to incidents and emergencies professionally, escalating as needed to management or emergency services.
  • Oversee access control procedures and ensure visitor protocols are followed.
  • Greet and assist tenants, guests, and vendors with courtesy and professionalism.
  • Answer questions, provide directions, and help create a positive first impression of the property.
  • Represent the company with professionalism, enthusiasm, and respect.
  • Submit and track maintenance requests; perform light property inspections.
  • Coordinate with vendors on-site, verify service quality, and report issues to management.
  • Maintain safety and janitorial supply levels and place orders when needed.

  • Exceptional communication and interpersonal skills.
  • Experience in safety/security, property operations, or customer service preferred.
  • Calm and resourceful under pressure, especially during emergency situations.
  • Tech-savvy: Familiar with Microsoft Office, radios, and basic reporting systems.
  • Physically capable of standing, walking, and working outdoors in various weather conditions.
  • Team-oriented, adaptable, and reliable with strong attention to detail.
  • Ability to read and interpret documents such as safety policies, operating and maintenance instructions, and procedure manuals.
  • Proven ability to work independently and collaboratively to build relationships and interact effectively with tenants, vendors, and colleagues.
  • Willingness to take on new challenges, responsibilities, and assignments as needed.

  • This position involves a mix of outdoor patrol duties and indoor administrative work.
  • The employee will spend prolonged periods standing and walking, monitoring property conditions, and interacting with guests and vendors.
  • Office duties may require sitting at a desk for extended periods, using a computer, telephone, and other standard office equipment.
  • The employee is regularly required to speak and listen and may occasionally be required to reach with hands and arms, climb, balance, stoop, kneel, crouch, or crawl.
  • Must be able to lift and/or move up to 50 pounds occasionally.
  • Vision requirements include close vision, distance vision, color vision, peripheral vision, and the ability to adjust focus.
  • The indoor office environment is generally quiet to moderately noisy and climate-controlled.
