  • Support the acquisition of new development opportunities and assist in the asset management of existing properties.
  • Build and maintain productive, professional relationships with brokers, legal counsel, architects, engineers, contractors, leasing teams, property managers, and tenants across various asset classes.
  • Contribute to business development efforts by participating in marketing meetings, joint-venture partner presentations, and presentations to secure new projects.
  • Conducts research to gather and evaluate economic, demographic and real estate market data. Assembles and summarizes data and prepares reports of findings in support of development strategy and real estate initiatives, strategic studies and lease transactions.
  • Participate in construction progress meetings (OAC) and assist with project updates to help ensure on-time and on-budget delivery.
  • Represent the company at industry events and conferences to enhance visibility and support networking efforts.
  • Performs other duties as assigned.
Company-Wide Projects
  • Evaluate feasibility studies for prospective development opportunities.
  • Review and track monthly project proformas to ensure accuracy and alignment with financial goals.
  • Monitor monthly cost reports to identify variances and support budget oversight.
  • Assist the Vice President with evaluating potential land acquisitions and analyzing the financial viability of proposedprojects.
  • Collaborate with the Vice President and Director of Design and Construction on zoning and entitlement activities.
  • Support the Vice President in the disposition of assets, including preparation and analysis for property sales.
Specific Projects
  • Develop feasibility studies for all potential development projects.
  • Prepare, maintain, and regularly update detailed project proformas to reflect current financial assumptions.
  • Oversee and track overall project schedules to ensure alignment with key milestones and delivery timelines.
  • Assist in the management of third-party leasing agents and day-to-day leasing activity.
  • Prepare and review monthly leasing reports to monitor performance and tenant activity.
  • Support the Vice President in selecting leasing agents and negotiating listing agreements and related contracts.
  • Gather and summarize quarterly market data from brokerage firms to inform project and leasing strategies.
  • Maintain organized databases of buyers, sellers, brokers, and joint-venture partners.
Education and ExperienceRequired
  • Bachelor's degree in Finance, Real Estate, Business, or a related field from a four-year accredited institution.
  • 3-5 years of relevant, progressive experience in commercial real estate, with a developer, investment firm, or commercial brokerage.
Knowledge and Skills
  • Strong understanding of the commercial real estate development industry, including market dynamics and industry relationships.
  • Working knowledge of financial statements, investments and/or taxes required; and prior IRR, NPV, budget preparation, scenario analysis/proformas experience.
  • Proficient in Microsoft Office Suite, including Word, Excel, Outlook, and PowerPoint.
  • Excellent verbal and written communication skills, with the ability to build and maintain effective professional relationships.
  • Skilled in negotiation and adept at navigating complex business and real estate transactions.
  • Demonstrated ability to handle confidential information with discretion and respond appropriately to sensitive issues.
  • Proven strengths in initiative, strategic thinking, effective communication, and an entrepreneurial mindset with the ability to formulate appropriate recommendations.
  • Detail-oriented with the ability to manage multiple projects and meet competing deadlines.
Work Environment
  • This position is primarily performed in a general, climate-controlled office environment.
