- Communicates with and builds effective working relationships with building occupants, (PACCAR employees, senior management, tenants) and with building service contractors and suppliers.
- Assists in budget preparation and control to promote effective and efficient budget allocation and utilization. This includes Overhead and Capital budgets.
- Develop and implement maintenance program for the Properties including analyzing, organizing and managing of vendors, small projects and maintenance work.
- Review, select and oversee contractors and subcontractors, evaluate proposals and preparing recommendations for contracted services.
- Insure all critical building systems including HVAC, electrical systems (UPS, generator and emergency switch gear), boiler, vertical transportation and fire protection systems function properly. Troubleshoot and perform repairs on critical systems or supervises qualified employees or subcontractors performing the work.
- Operate and troubleshoot the automated building control systems and other types of computer controls and systems.
- Establish and maintain a program that assures clear and concise records are kept on all maintenance procedures performed by maintenance personnel.
- Provides for Security Guard breaks.
- Computer Skills – Knowledge and ability to use personal computers and software including Microsoft Office. Experienced in the use and programming of DDC computer systems.
- Read and understand architectural and engineering drawings, specifications and contract documents concerning all phases of design, contracting, construction, installation and maintenance of facilities, utilities and equipment and systems.
- Experience - Demonstrated leadership skills gained from 2-3 years of supervisory experience.
- Physical Requirements of the Job – Able to lift 50 lbs. repeatedly and to climb 13 floors of stairs during building emergencies.
- Hours – The position is on call 24 hours a day for emergencies and requires flexibility and the ability to work off-hours, including weekends and holidays as necessary.
