As a Highwoods Senior Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in our full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service, and fostering a sense of community for our diverse customer base within the portfolio.Key Responsibilities Include:
- Monitor the building HVAC system, including monitoring water chemical treatment programs for cooling towers and logging readings
- Identify ways to make enhancements to existing systems and maintain contact with manufacturing representatives
- Monitor and maintain budgets with constant communication with the Senior Property Manager
- Responsible for ordering and maintaining proper stock for repairs while following budget guidelines
- Be responsible for all record keeping and equipment logs on a routine basis
- Assist in coordination of all life safety systems inspections, service and/or repairs
- Investigate and monitor repeat customer-related calls and report them to the property manager
- Promote, track and maintain the conservation of energy via management programs and special lighting programs
- Perform routine building inspections according to company policy.
- Perform minor repairs to plumbing, HVAC system, roof, windows and/or doorways
- Install and repair ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
- Foster a positive and productive working relationship with each customer in the building to ensure the best customer service experience and overall customer satisfaction
- Become proficient with the on-line service request system including hand-held application
- Assist with inclement/severe weather preparedness and response
- Handle other duties as may be assigned from time to time by the Maintenance Manager
- Organize, maintain, and ensure that all maintenance shop, storage, tools, mechanical and electrical areas are well maintained, and keep general condition of areas neat and clean
- Excellent customer service, organizational and strong mentoring skills highly desirable
- State, county or local government agency
- Approved/sanctioned Technical Institute and/or college or university
- EPA Certified (D)
- HVAC, Electrical, Plumbing, Mechanical
- Construction, Roofing, Building Life Safety, Carpentry
- Basic computer skills, Microsoft Excel, Word, Outlook and Teams
