- Ensure facilities are designed and operating in a safe, secure, and environmentally sound manner; demonstrate commitment to the principle that the health and safety of employees, contractors, visitors, and our surrounding community is the top priority.
- Serve as the company official on all site operating and environmental permits; accountable for ensuring compliance to OSHA and all other applicable Federal, State, and local regulatory requirements as well as following the ACC's (American Chemistry Council) Responsible Care Management System principles.
- Effectively manage a $26M annual site operating budget; drive cost management strategies and accurate forecasting of monthly expenditures to meet budget targets.
- Manage the site's fixed asset management resources and processes; conduct annual asset inventories to ensure compliance with accounting principles.
- Partner with the Site Facilities Engineering Team and R&D to continually develop the site's five-year capital investment plan; identify infrastructure needs and facility improvements/expansions to deliver value-added projects that support the advancement of the R&D pipeline.
- Identify and support sustainability initiatives and special projects to drive corporate Net Zero goals and reduce the site's environmental footprint (GHG emissions, energy consumption, waste minimization programs).
- Provide direction and guidance to site maintenance, power/utility operations, and site service teams (e.g., space planning, janitorial, roads and grounds, etc.) to ensure reliable and efficient operations.
- Manage existing third-party tenant lease agreements to fulfill landlord obligations; handle negotiations; calculate rent and operating fees and prepare invoices.
- Understand and maintain all property-related records (e.g. easements, land development plans) and serve as the site contact for all property-related inquiries.
- Serve as leader for the site's external engagement efforts with the goal to make a positive impact on the community in which we live and work; partner with other functions such as Government Affairs to maintain and build relationships with community and government officials.
- BS or MS Degree in Facilities Management, Engineering, or related fields
- 5 - 10 years' experience in a Site Manager or multidisciplinary management role at a research facility is preferred
- Property and Project Management experience
- Knowledge of environmental, health, safety, and security practices and regulations
- Experience with incident and crisis management
- Strong interpersonal and presentation skills and ability to effectively communicate at all levels of the organization
- High organizational skills with the ability to effectively multi-task
