- Manages, repairs, and maintains community, equipment, and safety systems while adhering to regulatory guidelines and testing protocol.
- Oversees the community safety program including but not limited to; running the community safety committee, SDS management, chemical storage, eye wash stations, fire extinguishers, assisting the ED with OSHA inspections, and others.
- Assists with managing vendors and contracts regarding the physical plant operations.
- Maintain proper scheduling of duties and obtains materials to perform cost-effective maintenance and repair activity; Reports items affecting (or potentially affecting) proper and safe operation of the building or equipment.
- Maintains tools and equipment and keeps supplies and parts in order. Cleans work area, tools, machines, and equipment.
- Work as a team member and maintain positive working relationships with all staff at the community.
- Oversees and manages Physical Plant Assistant (if applicable) and housekeeping schedules and staff; serves in a housekeeping role if unable to fill shifts as needed.
- Attend all required meetings and in-service trainings. Conducts drills in accordance with community policy. This includes fire, elopement, emergency situations, and others for all shifts.
- Paints, apply wall patches, apply wall texture, clean carpets, preform light plumbing, and perform other basic building repairs including refurbishing resident rooms between tenants.
- Rearranges, moves, and/or adjusts furniture in the community, including resident rooms.
- Manages community generator operations, HVAC system, water treatment system, call and security system, and other physical plant primary systems with and without local vendor support (as needed).
- If community does not have a bus driver, this position serves as the primary bus custodian which includes the following responsibilities:
- Conduct preventative maintenance procedures and complete proper complete bus safety check daily, prior to driving bus.
- Maintain accurate and current safety documentation for safety checks.
- Keep bus clean, inside and out.
- Inform Executive Director in writing of any mechanical problems.
- Communicate with activities director about success of outings.
- Take residents on scheduled trips and outings.
- Shuttle residents and the general public to special events in the community.
- Serves as Manager on Duty when scheduled.
- Other duties as assigned.

- Must be professional in dress and presentation.
- Must be willing to be active during entire work shift.
- Must be able to effectively communicate verbally and in writing in Standard English and use own judgment and initiative in daily activities.
- Must be a mature individual. Must possess the ability to multi-task in a fast-paced environment and perform a variety of tasks, often changing assignments on short notice.
- Must have strong organizational skills, as well as the ability to prioritize and meet deadlines.
- Must be detail and team work oriented.
- Have three years of related experience in electrical repairs, plumbing or carpentry, and experience with cost management and budgeting.
- Must be able to adhere to regular reporting and inspection timelines.
- Ability to problem-solve, resolve conflicts and make decisions with sound reasoning, good judgement, and critical thinking skills.
- Self-motivated with the ability to time manage tasks and work with little direct supervision.
- Must work safely and recognize / resolve potentially dangerous situations.
- Have compassion and interest working with the senior population.
- Ability to work effectively with the residents, other personnel, and outside vendors.
- Must be drug-free and submit tourinalysis drug screening upon hire and routinely.
- Must be able to pass a criminal background check upon hire and as required by state regulations.
- The employee shall be responsible for maintaining the integrity of Koelsch Communities.
- HVAC, electrical, carpentry, or other related training is desired, but not required to be successful in this position.
- MS Office Suite is desired, but not required, due to reporting responsibilities of this role.
- Current and unencumbered driver’s license.
- This role supervises the housekeeping department and a Physical Plant Assistant (if applicable).
- Professional maintenance work-wear abiding by the Community dress code policy.
- This role will have access to a laptop or desktop computer that remains in the community or will have access to a department head shared computer.
- Carry handheld radio / wear an earpiece and respond appropriately to calls as needed. Responsible for the maintenance department handheld radio.
- This role is accountable for and maintains all tools and equipment for physical plant operations as well as all equipment in the laundry room/department.
- Additionally, all equipment, furniture, stockage, and other materials that are located in storage rooms (inside the community and outside) are key responsibilities of this position.
- This role is a 100% on-site role. Travel to local hardware stores and/or other local stores will be required as needed throughout the work-week.
