HVAC Maintenance Tech Job Responsibilities:
  • Troubleshoot, repair, and modify HVAC systems, ensuring optimal performance and efficiency.
  • Ensure compliance with all applicable local, state, and federal regulations, including EPA standards.
  • Maintain accurate maintenance records as required by federal and environmental regulations.
  • Order, track, and maintain an inventory of parts needed for HVAC repairs and upkeep.
  • Perform repairs, overhauls, and startups of commercial HVAC systems on-site.
  • Service plant HVAC equipment to ensure continuous and proper operation.
  • Diagnose and resolve issues within refrigeration systems using manifold gauges, superheat charts, and temperature measuring devices.
  • Recover, evacuate, and charge refrigerant; install and size refrigerant piping; maintain proper refrigerant pressure and chemical balance.
  • Diagnose and troubleshoot heating systems, using gas pressure tests and other standard diagnostic tools.
  • Apply comprehensive knowledge of electrical theory, AC/DC current, and three-phase circuits; interpret advanced wiring diagrams; use multimeters and troubleshoot complex electrical circuits.
  • Understand and manage temperature and humidity control within air conditioning systems, including air treatment processes and use of psychrometric charts; evaluate static pressure and CFM readings.
  • Operate, maintain, and understand all major HVAC systems, including air-cooled, water-cooled, hot water, chilled water, VAV, steam heating, and building automation control systems (e.g., Micro Control, CPC).
  • Perform preventative and corrective maintenance on all facility systems and utilities processing tools.
  • Minimize downtime and maximize effectiveness through scheduled preventive maintenance tasks.
  • Support quality control efforts and contribute to the development of troubleshooting guides and maintenance procedures.
  • Assist with facility equipment startups, shutdowns, upgrades, and modifications.
  • Contribute to reducing total cost of ownership through equipment maintenance improvements.
  • Manage facility/utility spare parts, consumables, and related support services.
  • Ensure a clean, safe work environment using 5S manufacturing principles.
  • Track and report on performance metrics, parts usage, and component life cycles.
  • Maintain detailed records of maintenance activities.
  • Foster effective communication across all facility shifts and teams.
  • Perform other duties as assigned.
HVAC Maintenance Tech Education & Experience:
  • High school diploma or equivalent (required)
  • 2–4 years of HVAC technician experience (required)
  • EPA Universal Certification (required)
  • HVAC Certification – Class II License (required)
  • Completion of HVAC trade school or 5-year apprenticeship (preferred)
  • Low Voltage Electrical Certification or training (preferred)
  • 2+ years of Direct Digital Controls (DDC) experience (preferred)
  • Experience with BMS (Building Management Systems) and communication systems (a plus)
  • Familiarity with new process development and implementation (preferred)
  • Understanding of statistical process control and data charting (preferred)
HVAC Maintenance Tech Skills & Abilities:
  • Strong communication, reading, writing, and math skills
  • Comprehensive knowledge of utility systems: boilers, chillers, compressors, electrical gear, and emergency generators
  • Ability to interpret mechanical and electrical diagrams
  • Multi-skilled in facilities maintenance disciplines, including: Basic electrical distribution, Lighting, plumbing, pipefitting, Refrigeration and HVAC repair, Building automation systems
  • Understanding of basic environmental regulations
  • Proficient with Microsoft Office and Microsoft Project
  • Excellent troubleshooting and problem-solving skills
  • Capable of managing multiple tasks and meeting performance targets
  • Motivates team productivity and fosters high performance across shifts
  • Able to work independently with minimal supervision
  • Willingness to work overtime and weekends as required
Physical Requirements:
  • Frequently lift and carry up to 51 pounds without assistance
  • Stand and walk for extended periods on hard surfaces in confined areas
  • Regularly bend, stoop, crouch, climb ladders, and navigate tight spaces
  • Visually inspect, assess, and communicate effectively during tasks
  • Comfortable working at heights and from ladders, following safety procedures
