- Oversee all aspects of multifamily construction projects from pre-construction to completion.
- Coordinate with project managers, architects, engineers, and subcontractors to ensure project goals are achieved.
- Develop and implement project schedules, ensuring timely completion of milestones and overall project timeline.
- Manage on-site construction activities, including organizing and scheduling subcontractors, monitoring progress, and resolving issues as they arise.
- Ensure compliance with building codes, safety regulations, and quality standards.
- Conduct regular site inspections to monitor work quality, safety practices, and adherence to project plans and specifications.
- Communicate effectively with project stakeholders, including owners, architects, subcontractors, and team members.
- Manage and motivate on-site construction teams to achieve project objectives.
- Review and approve subcontractor invoices, change orders, and other project-related documentation.
- Proactively identify potential risks and develop mitigation strategies to minimize project delays and cost overruns.
- Participate in project meetings and provide regular progress updates to project stakeholders.
- Maintain accurate project documentation, including daily reports, job logs, and as-built drawings.
- Foster a positive and collaborative work environment on-site, promoting teamwork and a commitment to excellence.
- Ensure that all project closeout requirements are met, including final inspections, punch lists, and turnover to owners or property management teams.
- Bachelor's degree in construction management, engineering, or related field (preferred).
- Minimum of 7-10 years of experience in multifamily construction, with a proven track record of successfully managing projects from start to finish.
- Strong knowledge of construction methods, materials, and techniques, with expertise in multifamily residential construction.
- Excellent leadership and management skills, with the ability to effectively lead on-site construction teams and subcontractors.
- Strong communication and interpersonal skills, with the ability to interact professionally with project stakeholders and resolve conflicts.
- Solid understanding of building codes, safety regulations, and quality standards applicable to construction projects in Oregon.
- Proficiency in construction management software and tools, such as Procore, Bluebeam, or Microsoft Project.
- Strong organizational and problem-solving abilities, with a keen attention to detail.
- Ability to work effectively under pressure and meet tight deadlines.
- Valid driver's license and reliable transportation.
- OSHA 30-Hour Construction Safety Certification (preferred).
