Position Summary: To respond to tenant maintenance requests and address common maintenance issues across multiple multifamily and senior housing properties. Essential Duties:
Perform routine and scheduled maintenance across multiple properties, including but not limited to: minor plumbing, electrical, and HVAC repairs and routine carpentry work
Assist in performing quarterly inspections with Property Manager, check smoke detectors, CO detectors, change furnace filters, etc.
Performs some repairs and maintenance of buildings by patching walls and doors, painting walls and trims and respacing fixtures and partitions; replaces damaged ceiling and floor tiles, and repairs carpet.
Cleans supplies and sanitizes common area restrooms, dust and vacuum common areas, locks and unlocks doors; moves heavy furniture, equipment, and supplies, either manually or by using hand trucks.
Removes snow from entrances to the offices and spread snow melting chemicals. Assist with ground maintenance such as picking up debris, pull weeds, and trim trees/bushes.
Must be able to turn a make ready apartment within 30 days (unless there are major contracted repairs needed)
Must be flexible for on call emergency work after hours, weekends, or holidays
Notify supervisor concerning the need for major repairs or additions to building or apartment operating systems.
Meet with contractors and take them to apartments/leasing office for specialized work (Note - contractors are not permitted to enter an occupied unit without management present).
Maintain the utmost confidentiality of all applicant, tenant, and customer information.
Set up and take down tables and chairs for classes, meetings and trainings.
