- Lead all preconstruction efforts from pursuit through GMP or lump sum contract execution.
- Oversee budgeting and conceptual estimating for various project types.
- Collaborate with business development to evaluate opportunities and align preconstruction strategies.
- Direct the preparation of detailed cost estimates, quantity takeoffs, and bid packages.
- Review subcontractor and vendor proposals for accuracy, scope coverage, and competitiveness.
- Maintain and update historical cost databases and unit pricing for benchmarking and estimating.
- Supervise and mentor the estimating and preconstruction team; hire, train, and evaluate staff performance.
- Foster a collaborative culture that supports continuous improvement, innovation, and knowledge sharing.
- Manage workloads and assign estimating responsibilities based on project complexity and team strengths.
- Serve as a key point of contact for clients during preconstruction phases.
- Participate in client presentations and proposal development, articulating value-added services and technical solutions.
- Coordinate design assist/value engineering efforts with design teams and owners to optimize budgets.
- Develop and implement best practices, tools, and systems for estimating and preconstruction processes.
- Identify project risks and opportunities early in the preconstruction phase and recommend mitigation strategies.
- Ensure all estimates and preconstruction deliverables meet company standards for accuracy and thoroughness.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
- 8+ years of progressive experience in commercial construction estimating and preconstruction.
- 2+ years in a leadership or management role, preferably within a general contracting environment.
- Proven ability to lead complex, multi-million dollar preconstruction efforts across various sectors (e.g., healthcare, education, mixed-use, industrial).
- Strong knowledge of construction means and methods, market conditions, and subcontractor trades.
- Proficiency in estimating software and project management tools.
- Excellent written and verbal communication, presentation, and negotiation skills.
- Highly organized with strong analytical and decision-making abilities.
- Base salary up to $150K (dependent upon experience).
