- Lead and guide maintenance crews to perform necessary duties effectively.
- Conduct regular property inspections to identify maintenance issues and determine corrective actions.
- Assist in recruiting and onboarding key maintenance personnel.
- Collaborate with upper management to implement industry-specific modifications.
- Work alongside the Director of Operations to establish cost-effective products and inventory control systems.
- Standardize maintenance processes across the organization.
- Train and mentor on-site maintenance teams to comply with company standards and best practices.
- Foster strong relationships with vendors, suppliers, and other stakeholders.
- Review, negotiate, and oversee maintenance-related contracts to ensure quality service and cost-effectiveness.
- Monitor company turn/reno metrics, identify inefficiencies, and take corrective action.
- Utilize strong construction skills in hands-on maintenance work.
- Ensure high-quality work output across all maintenance projects.
- Conduct regular safety meetings and ensure compliance with HAZCOM standards.
- Maintain updated and accessible MSDS sheets.
- Stay informed about EPA and OSHA regulations for hazardous materials.
- Train staff in the proper use of safety equipment and guidelines.
- Identify and promptly correct unsafe property conditions.
- Maintain accurate records for maintenance, service requests, and expenditures.
- Schedule and perform routine maintenance on equipment and tools.
- High School Diploma or equivalent; College Degree preferred.
- Minimum of 5 years of management and leadership experience.
- Extensive plumbing, electrical, and construction knowledge required.
- Proven experience in apartment maintenance and renovation is a plus.
- Reliable transportation is a must.
- Minimum of 3 years of experience negotiating with third-party providers.
- 3 years of experience in renovations across three or more properties.
- Must provide personal tools and be skilled in using various hand tools, power tools, and maintenance equipment.
- Knowledge of HVAC systems, motors, pumps, compressors, and testing meters is essential.
