- Foster strong working relationships between select PDS team members and other JLL business lines, such as Tenant & Agency Brokerage, Property Management, and Capital Markets.
- Partner with PDS Operations and all PDS Leaders to establish and reinforce a culture of fun, recognition, teamwork, ethics, and excellence. Prioritize the well-being and celebration of your teams.
- Advocate for diversity, equity, and inclusion in all strategic and staff initiatives, promoting an inclusive work environment.
- Identify and recruit top talent, while also guiding other PDS leaders in the recruitment process. Maintain a talent pipeline of skilled professionals.
- Seize every opportunity to mentor top talent and nurture future PDS leaders within the organization.
- Develop a product quality that facilitates collaborative pitches and business pursuits between Brokerage and PDS, as well as other local business lines, positioning JLL as a comprehensive and reliable source for key client relationships.
- Stay updated on industry evolution, emerging developments, changing regulations, and maintain a deep understanding of the PDS field. Become the go-to JLL expert for effectively communicating industry insights to clients and prospects.
- Deliver regular market intelligence on trends, costs, and research to internal and external clients, enhancing the value proposition of PDS in the local market. Enable clients to make informed decisions based on up-to-date information.
- Drive double-digit year-over-year revenue and profit growth by effectively managing top-line revenue and implementing fiscally responsible expense management strategies.
- Collaborate with National leaders to support the growth of all JLL PDS revenue streams (e.g., Design, Relocation Project Management, Furniture, Hotels, Industrial) in the assigned market. This includes understanding the overall strategy, generating leads, cross-selling services, recruiting local talent, and leveraging team members to maximize project sales and execution.
- Create comprehensive short, mid, and long-term business plans that prioritize key growth strategies, ensuring alignment with organizational objectives. Continuously review and refine these plans to adapt to the evolving market dynamics and maintain a competitive edge.
- Drive a sales culture within the PDS team including leading sales and cross-selling meetings.
- Coach PDS leaders to incorporate high-value activities into their daily routines, such as connecting with past and current clients, industry partners, joining leads groups, and participating in professional/industry organizations.
- Collaborate with the Operations team to ensure that Salesforce is kept up to date.
- Lead pursuits, from lead generation to proposal development to interview preparation and strategy.
- Develop client pursuit strategies, pitch effectively, secure new business, and successfully execute projects across all elements of the PDS platform.
- Serve as the external face of PDS for JLL, engaging with the community and industry associations, taking a leadership role in market-facing publications and events, and maintaining a strong PR presence. Coach select PDS team members to also engage in the community.
- Establish a culture of being a Trusted Advisor within the PDS team.
- Ensure the delivery of high-quality services and maintain a high level of client satisfaction on all projects.
- Conduct occasional high-touch outreach with clients to gather their feedback and perception of our staff's performance.

- Proactively manage and address performance issues with underperforming team members.
- Develop effective and profitable staffing plans and fee models for each engagement to ensure financial success.
- Financial: Strong understanding of budgeting, forecasting, cost control, and financial analysis.
- Contractual: Proficiency in contract management, negotiation, and compliance.
- Logistical: Skillful in managing project logistics, resource allocation, and procurement.
- Technical: Knowledge of construction techniques, architectural principles, and industry-specific software.
- Regulatory: Familiarity with relevant regulations, permits, and compliance requirements.
- Operational: Ability to optimize project operations, risk management, and process improvement.
