- High School Diploma or GED required
- Minimum of five years environmental services management experience required
- Demonstrated understanding of physical plant equipment, systems and operations required
- General understanding of electrical, HVAC, plumbing, painting, carpentry and vehicle maintenance required
- Working knowledge of applicable federal, state, and local regulations, ordinances and standards required
- Associate's or technical degree in operations, business administration, management or related field preferred
- Prior experience with computerized preventive maintenance programs preferred
- Must relate well to residents, employees and outside vendors preferred
- CDL license preferred
- Knowledge of Microsoft Office (including Word, Excel and PowerPoint)
- Demonstrated written and oral communication skills
- Manages the campus environmental services function and department, including maintenance, housekeeping, laundry, transportation and grounds keeping.
- Develops, implements and maintains environmental services department and OSHA-related policies, procedures and objectives.
- Serves as the community Safety Officer, monitors and coordinates the campus safety program, including OSHA compliance; program development & improvement; safety inspections and training.
- Serves as the Chairperson of the Risk Management Committee.
- Responsible for the documentation of and/or recommendations regarding the recruitment, interviewing, hiring, training, supervision and implementation of corrective action for department personnel.
- At least annually, evaluates job performance of professional staff and reviews completed job performance evaluations submitted by the supervisors.
- In the absence of supervisory personnel, conducts job performance evaluations of environmental services personnel.
- Ensures environmental services schedules are completed within budgetary guidelines, and adequate staff is provided to assure adequate coverage at all times within the community.
- Conducts regular staff meetings with all shifts for purposes of planning, coordinating and implementing policies & procedures.
- Develops the annual environmental services budget.
- Responsible for the financial management of the environmental services department.
- Maintains fiscal control of the department as measured by monthly financial statements.
- Responsible for the implementation and management of the computerized preventative maintenance software program.
- Develops, implements and manages the work order program, including dissemination customer requests and follow-up procedures.
- Develops, implements and manages the preventative maintenance program and schedule.
- Responsible for the repair and maintenance of campus electrical, utility and mechanical systems and physical structures.
- Responsible for the maintenance of campus safety systems, this may include security, fire alarms, emergency call systems, access systems, nurse call systems and patient wandering systems.
- Responsible for the equipment and systems testing and recordkeeping in compliance with applicable federal/state regulation and Presbyterian Senior Living policies and procedures.
- Negotiates environmental services-related contracts as necessary.
- Manages all campus renovation, expansion and new construction projects.
- Coordinates housekeeping, laundry, maintenance and transportation services with other departments.
- Manages the campus grounds keeping program, including planning and oversight of landscaping, snow removal and repair of community roads and walkways.
- Develops, maintains and executes the Emergency and Disaster Plans.
- Manages the CDL/DOT program, if applicable.
- Ensures employee access to the Hazardous Materials/Right to Know information.
- Actively participates in the Quality Assurance Program.
- Relates directly or through staff to residents or family members to assure satisfaction with the environmental service program.
- Maintains records, prepares and submits reports in compliance with federal/state regulation and Presbyterian Senior Living policies and procedures.
- Participates in New Employee, Annual and other necessary education in-services.
- Ensures maintenance of appropriate levels of housekeeping/laundry supplies and linens inventories.
