Our values define the working environment we strive to create-collaborative, supportive, inclusive, and empowering.JOB FUNCTIONThe Pre-Construction Manager plays a pivotal role in the initial stages of our development projects, collaborating with cross-functional teams to ensure successful planning and execution. This position also provides proactive cost verifications of each project's potential change orders. The ideal candidate will have experience in pre-construction estimating management of large projects across various asset types (commercial, industrial, and residential), demonstrating a strong understanding of the industry and a proactive approach to project development and a proficiency for accurate cost estimations.Responsibilities:Project Feasibility Analysis:
  • Collaborate with project teams to perform conceptual estimates, quantity take-offs, and square footage cost estimates. Organize this pricing information to provide to teams as requested.
  • Help with comprehensive feasibility studies for current and potential projects.
  • Review project GMP's and communicate potential pricing deficiencies and risks associated with each potential project.
  • Assist team members with various special projects related to estimating and other preconstruction services as needed.
Budgeting and Cost Estimation:
  • Develop accurate cost estimates for pre-construction activities as well as construction cost estimation on changes to projects under construction.
  • Review and approve pricing from project general contractors on all owner changes as requested.
  • Attend and represent Property Reserve in project estimating meetings, project review meetings, and bid review meetings (as requested).
  • Collaborate with the finance and construction teams to establish and monitor project budgets throughout the pre-construction and construction phase.
Design Development:
  • Coordinate with Property Reserve Development Managers and Construction Managers, along with a project's architect, engineer, and other stakeholders to develop project design concepts that align with project requirements and industry standards.
  • Help team evaluate and stay up-to-date with new technological advancements in construction practices and estimations.
  • Maintain a strict high level of confidentiality regarding financial specifics of projects, including estimates, bids, contract amounts, change orders, cost, financing arrangements, fees, and other financial information.
Pricing Documentation:
  • Maintain a comprehensive record of each project's pricing confirmation or estimate ensuring accessibility and transparency for all development department co-workers.
  • Stay current on changes in construction costs, construction regulations and codes, implementing necessary adjustments to pricing information.
  • Track costs to understand actual costs on similar type projects. Track construction section costs to provide data on costing trends as requested.
  • Perform other duties as needed.
Qualifications:
  • Member of the Church of Jesus Christ of Latter-day Saints and currently temple worthy.
  • Bachelor's degree in construction management or related field required. Significant experience in pre-construction management, estimating, and construction practices in large commercial, industrial, and residential assets required.
  • Experience in reading and researching building project documents including plans, specifications, addenda, estimates, schedules, etc. Experience with RS Means required. Experience with Microsoft Office Suite, BIM, Bluebeam, Procore, and Primavera P6 preferred.
  • Strong analytical and problem-solving skills, detail oriented.
  • Exhibit a genuine passion for the work and a commitment to its importance.
  • Excellent and professional verbal and written communication skills as well as excellent interpersonal skills.
  • Knowledge of industry best practices, building codes, and regulatory requirements.
