Maintenance Supervisor - 700+ units new construction.Housing discount included!Responsible for overseeing and coordinating all mechanical and technical support for the property with limited direct supervision. You will ensure the building and all areas in the property meet the standard for appearance, safety, cleanliness, and overall functionality.RESPONSIBILITIES:Provides leadership and support to team members, ensuring each role has the tools and resources to meet and/or exceed their expectations. Promotes a collaborative, teamwork mindset.Manage the completion of all work orders generated from resident requests Actively ensure routine upkeep on the property is checked and repaired or replaced while ensuring that safety standards are metEstablish and ensure standards for the cleanliness and overall appearance of the property to meet expectations of ownership objectivesImplement and oversee inventory controlRespond to questions from other service members as well as residents and assign work requests according to urgency and efficiencyEnsure safety information is current and readily accessible while keeping up to date on all OSHA and other safety related laws and requirements to enforce compliancePrepare and manage the maintenance and capital expense budget for the propertyParticipate in regional and firm-wide initiatives and assignmentsComply with all of the Company policies and procedures, as well as City, State and Federal safety and environmental laws, codes, standards, and regulationsEffectively manage personnel overtime usage, audit accuracy, and provide approval of personnel time sheetsProvide staff with correct equipment, tools, and training as appropriate to the propertyProvide direct reports with leadership, hiring, counseling, terminations, training, and schedulingMonitor and manage building energy use and maintain energy management programsOrder, stock, and establish inventory control of parts and supplies that ensures the appropriate parts stocking levels with accurate and timely records of receipts and issuesAbility to troubleshoot standard operations and repair problems with limited supervisionAble to analyze mathematical data related to financial and operational decisionsEXPERIENCE:5 or more years of property maintenance management or leadership experience in a related industryMidrise or High-rise experience preferredExperience with new construction a plusEDUCATION:High school diploma or equivalent from an accredited institution preferredRequirementsHave or obtain required city and/or government licenses or permits:o The EPA Universal requiredo CPO preferredProven ability to train and direct othersExcellent written, verbal and customer service skillsBenefitsFull medical, dental, vision and 401K plus matchHousing discount also offered
