Job Category: InvestmentsJob Description:Position Title: Senior Analyst, Americas Investments TeamLocation: New York, NYYour roleThe Senior Analyst will be a key member of the Americas Investments team at Digital Realty Trust. The Investments team consists of real estate and investment professionals, responsible for all of Digital's investment activity across the region, including land and asset acquisitions, development projects, M&A, dispositions, joint venture and third party private capital initiatives.The Senior Analyst will be responsible for financial analysis and modeling that is key to executing strategic investment decisions and corporate initiatives. Cross-functional collaboration with stakeholders in Business Development, Portfolio Management, Design & Construction, Sales, Tax, Accounting, Operations, and other teams across Digital Realty to collect and synthesize critical data points, including market data, construction and operating budgets and sales forecasts critical to underwriting and building a business case for investment decisions.What you'll doUnderwrite and Analyze Investment Opportunities for Suitability within DLR's StrategyUnderwrite deal economics and financial analysis for acquisitions, developments, and strategic investments.Participate in drafting internal Investment Committee requests for deal approval and capital funding.Support and track the full investment lifecycle including help in tracking deal status, perform financial, legal, and business due diligence on land acquisitions and asset acquisitionsManage disposition processes including due diligence trackers and Q&A processesExcel underwriting of assets and platforms, including DCF and IRR analysis as well as accretion / dilution and corporate model impact of acquisitions, dispositions and third party capital raisesBe prepared to deal quickly with unexpected issues and shifting priorities.Make decisions based on best judgment and complete understanding of general procedures, company policies, and outside compliance requirements.Be prepared to create reports on an ad hoc basis and support other investment-related projects.Work independently and take the lead in completing the underwriting and financial analysis in a timely manner.Effectively coordinate and manage multiple assignments as well as task prioritization.Build strong working relationships across departments and work as part of a team on complex, cross-functional projects.What you'll needCandidates should possess 2-4 years of direct finance or commercial real estate experience.An undergraduate degree is required with a track record of academic excellence.Advanced use of Excel.Argus proficiency is preferred.Able to work independently and take proactive lead in gathering information required to complete underwriting analysis in a timely manner.Able to effectively coordinate and manage multiple due assignments as well as to prioritize his/her tasks and effortsA strong understanding of real estate finance and fundamental concepts, including the ability to create financial reports, discounted cash flow models, and other analyses.A team player mentality, sharp communication skills, strong enthusiasm to learn, and resourcefulness in situations with limited guidance.Excellent written and oral communication and presentation skills.The ability to think strategically and ask questions, work with data sets and numbers, and provide thoughtful, detailed analyses.Meticulous organizational skills with the ability to multitask and manage projects to keep teams on track with deliverables in a high-pressure setting.Ability to work in a fast-paced environment, operate with a strong sense of urgency, and turn in quality work quickly, under strict time constraints.Attention to detail.Flexibility, including willingness and desire to go above and beyond what is required of you.High degree of professionalism and eagerness to learn and grow within a dynamic, global investment team.A bit about usDigital Realty brings companies and data together by delivering the full spectrum of data center, colocation and interconnection solutions.
