- Develops a detailed understanding of neighborhood needs, opportunities, and priorities.
- Builds a pipeline of development opportunities by tracking sites and working with Baltimore City DHCD to support In Rem acquisition.
- Provides the vision, technical support, and collaborative partnerships needed to envision new development projects and bring them to fruition.
- Unifies development teams and community leadership into respectful partnerships with a shared vision.
- Aligns investment activity with the major quality-of-life improvements now being implemented by SBGP.
- Supports project finance by developing financial models, connecting developers to financing sources, directly applying for grants, and providing funding directly through the SBGP Community Development Fund.
- Supports the existing nonprofit and for-profit developers working in the South Baltimore Gateway District, while also attracting new developers.
- Supports nonprofit applicants in applying to the SBGP Community Development Fund.
- Manages the application process as it is reviewed by a third-party consultant and the SBGP Strategic Planning Committee.
- Drafts grant agreements with successful awardees and manages those contracts to successful completion.
- Updates and maintains the written program manual, application portal, and program materials.
- Coordinates with Executive Director, Deputy Director of Programs, and Operations team to ensure projects meet compliance and other requirements (e.g., City MBE/WBE participation, competitive procurement). Collaborate with other SBGP departments to integrate efforts across all areas of the organization.
- Manages incoming or outgoing grant agreements to ensure effective use of funds and compliance with all grant requirements.
- Reviews agreements and payment requests for accuracy and payment processing.
- Confirms receipt of requests for funds and analyzing strategic value and economic feasibility.
- Coordinates with Baltimore City regarding projects funded out of City funds.
- Follows Contract Approval and Disbursement of Funds, Monitoring of Contract Execution, maintains appropriate files.
- Identifies, develops, manages, secures funding for, and otherwise supports a small portfolio of high priority economic development projects that further SBGP’s economic development goals.
- Attends community meetings and events to promote relationship building with community stakeholders.
- Connects neighborhood leaders and residents to the appropriate city agencies or private sector entities on issues related to housing, homeownership, neighborhood investment, code enforcement, permits, and 311 service programs.
- Assists community stakeholders in project planning and implementation.
- Identifies and recommends stories and grantee spotlights to the Communications and Outreach Manager, as appropriate.
- Coordinates and supports SBGP communications, community engagement efforts, and events by building relationships with community leaders.
- Represents SBGP at community meetings across the District to disseminate information and gather useful feedback and information for SBGP.
- Supports SBGP events with necessary pre- and post-event preparations.
- Collects feedback and information.
- Bachelor's degree or equivalent in work experience.
- 5+ years of experience in urban real estate development, real estate finance, housing, affordable housing, and/or program management relevant to urban real estate projects.
- Excellent interpersonal skills when dealing with diverse groups and individuals, including stakeholders, partners, business leaders, residents, neighborhood leaders, government leaders, state/local officials, etc.
- Excellent verbal and written communication skills.
- Demonstrated proficiency in project management and building spreadsheets.
- Strong organizational and planning skills and attention to detail, with ability to anticipate, initiate, and advance multiple priorities and projects concurrently.
- Demonstrated project management experience.
- Knowledge of digital accessibility (a11y) tools and concepts is a plus.
- Software proficiency including:
- Intermediate to advanced proficiency in Microsoft Word, Excel, PowerPoint, and Outlook, with particular emphasis on building spreadsheets
- Google Suite (Calendar, Docs, etc.)
- Grant Management Software (Submittable)
- DocuSign
- Adobe Acrobat Pro
- Asana
- Video Conferencing to conduct meetings and events via Teams, Zoom, or other video conferencing technology
- Available to work occasional evenings and weekends.
- Entry annual salary range of $77,800 to $86,500.00, commensurate with experience.
