- Lead and manage land development projects, ensuring projects meet client objectives, budgets, and timelines.
- Coordinate project schedules, resources, and budgets, ensuring timely execution and delivery.
- Prepare project proposals, scope of work documents, and contract specifications.
- Monitor project progress and resolve any issues that arise during project implementation.
- Provide technical oversight on land development design, including grading, stormwater management, utilities, and infrastructure.
- Review and approve design drawings, engineering plans, and calculations, ensuring they comply with local, state, and federal regulations.
- Work closely with architects, civil engineers, environmental consultants, and other stakeholders to refine and execute designs.
- Oversee the permitting process, including managing interactions with local municipalities, zoning boards, environmental agencies, and other regulatory bodies.
- Ensure projects comply with all applicable laws, codes, regulations, and safety standards.
- Secure the necessary approvals, permits, and environmental assessments for land development projects.
- Lead cross-functional project teams, including engineers, contractors, and consultants, ensuring smooth collaboration and communication.
- Conduct regular project meetings, providing updates on status, potential risks, and milestones.
- Mentor and develop junior engineers and staff, providing guidance and support.
- Serve as the primary point of contact for clients, ensuring their needs are met and expectations are managed.
- Develop and maintain strong relationships with clients, regulatory agencies, contractors, and subcontractors.
- Present project updates to clients, stakeholders, and upper management as required.
- Manage and track project budgets, ensuring projects are completed within financial constraints.
- Prepare cost estimates, bid documents, and negotiate contracts with contractors and vendors.
- Approve invoices and monitor financial performance throughout the project lifecycle.
- Identify potential risks, obstacles, or issues early in the project and implement effective mitigation strategies.
- Ensure all safety standards are followed on-site, and that risks are managed in compliance with regulatory requirements.
- Education: Bachelor’s degree in Civil Engineering, Environmental Engineering, or a related field.
- Licensure: Professional Engineer (PE) license required.
- Experience: Minimum of 8+ years of experience in land development, civil engineering, or project management within the real estate or construction industry.
- Technical Skills: Strong understanding of land development processes, civil design, and construction techniques.
- Software Proficiency: Experience with project management software (e.g., Procore, Microsoft Project), design software (AutoCAD, Civil 3D), and Microsoft Office Suite.
- Communication Skills: Excellent verbal and written communication skills, with the ability to effectively communicate with clients, regulators, and team members.
- Leadership Skills: Proven leadership abilities, including managing cross-functional teams and coordinating project activities.
- Knowledge of environmental regulations and permitting processes.
- Familiarity with geographic information systems (GIS).
- Master’s degree in Civil Engineering or related field.
- Experience in both residential and commercial land development projects.
- Office-based with site visits as required.
- Occasional travel to project sites or meetings with clients, contractors, and municipal agencies.
