Job Title:Land Development and Acquisition Manager
Reports to: Director of Construction
Work Hours: Monday - Friday
8:30 – 5:00; not to exceed 40 hours per week: with occasional variances
Exemption Status: Non-ExemptResponsibilities:The Land Development and Acquisition Manager (LDAM) will support our Land Development team, consisting of the Director of Construction, Operations Manager, and the Executive Director, in identifying potential land in New Hanover. Their main objective will be to grow our land bank. The LDAM will be responsible for the day-to-day real estate tasks of the affiliate including, but not limited to, targeting potential lots for purchase through various channels, coordinating land purchases, pre-development, development, and lot preparation. The LDAM will carry out this role by performing a wide variety of project management tasks pertaining to land by searching various land for-sale websites, coordinating all contracts, engaging with brokers, community partners, surveyors, and architects, and working on other tasks related to land acquisition, pre-development, development, and lot preparation.Experience in land management, land development, construction management, land planning, or related fields.Duties
  • Research through various channels, including broker relations, direct outreach, and market research to acquire land to meet Cape Fear Habitat for Humanity’s mission strategic planning.
  • Collaborate with Land Development team in forecasting 5-10 years of land needs.
  • Plan, direct, and coordinate all land acquisition activities.
  • Monitor and track all contractual deadlines and manage timelines.
  • Maintain pre-construction lot and community development schedules.
  • Assist with construction administration duties as assigned.
  • Prep lots for building; if necessary, but not limited to complete rezoning, variances, work with surveyor on minor subdivisions and/or recombination plats.
  • Maintain land records and information in CRM database (Neworg) for the potential and current lots.
  • Work with the Grant Coordinator, apply for and administer the SHOP grant and any other grant opportunities related to land acquisition/development.
  • Be the liaison to community partners for small and large lot development.
  • Become familiar with New Hanover County & City of Wilmington Unform Development Ordinances.
  • Attend city and county planning and land use meeting(s).
  • Assist with other activities needed to commence, complete, and stabilize development projects.
Requirements
  • Knowledge and experience in land acquisition, residential construction, land planning, and/or other related field(s).
  • Committed to Cape Fear Habitat for Humanity’s mission.
  • Excellent written and verbal communication skills.
  • Organized with strong attention to detail.
  • Ability to comply with regulations and procedures.
  • Excellent time management skills, ability to meet deadlines and work independently.
  • CAD experience preferred, but not required.
  • Proficiency in Excel, Outlook, and other Microsoft Office programs. Database exposure with a willingness to invest time to learn and work within our CRM database. Ability to learn new computer programs as needed.
  • Ability to engage in strenuous activity, ability to sit, walk, carry, push, pull, lift up to 50 lbs., climb ladders, bend, squat.
  • Valid driver’s license and own transportation.
  • Ability to pass criminal background check and pre-employment drug screening test
